Summer Street Labs will breathe life into an underutilized site and transform a key pedestrian intersection with 137,000 square feet of world-class life science space over three floors. True to its vision of enhancing the innovation ecosystem, the building will include an 8,250 square-foot incubator lab space, 4,400 square feet of retail/restaurant space and a 48-space below-grade garage. 

Designed by Elkus Manfredi Architects, Summer Street Labs will elevate the employee experience before walking through the door. Improvements to the site will enhance pedestrian and bicyclist access along First and Summer Streets. Sidewalks will be upgraded and widened to provide new trees and benches, a raised cycle track and safety buffer will be introduced and a new Bluebikes Station will be installed. Employees will likely walk to work given Summer Street Lab’s location adjacent to the thriving South Boston Residential District.

Summer Street Labs will bring a comprehensive suite of lifestyle amenities including bike storage, collaboration space and roof deck. Convenient access to the Seaport and South Boston will offer morning to night programming to excite and captivate top talent.
