Innovation and Design Building

The Innovation and Design Building (IDB) was thoughtfully transformed to Life Science use in 2022, providing world-class facilities to re-envision the Life Science ecosystem in the Eastern Seaport. The 1.4 M SF commercial building has attracted leading healthcare, pharmaceutical and technology companies, offering floor loading up to 250 pounds per square foot, significant power, impressive ceiling heights from 13-16 feet, and oversized windows with spectacular Boston Harbor views. Related Beal is partnering with Jamestown on this iconic redevelopment.

Summer Street Labs

Summer Street Labs will breathe life into an underutilized site and transform a key pedestrian intersection with 137,000 SF of world-class Life Science space over three floors. True to its vision of enhancing the innovation ecosystem, the building will including an 8,250 SF incubator lab space, 4,400 SF of retail/restaurant space, and a 48 space below-grade garage.

451 D Street

451 D Street is located in Boston’s vibrant Innovation/Seaport District and offers numerous amenities including on-site parking, amenity center and a fitness center, plus shuttle service to North and South Stations.

24 Drydock

24 Drydock will deliver an 8-story, 250,000 sf life science building to the Raymond L. Flynn Marine Park in the Eastern Seaport and will include a 10,000 sf headquarters for Boston Ship Repair, a 4,000 sf ground floor training facility and office space for local nonprofit Save The Harbor/Save The Bay, and a ground floor restaurant with offerings catering to both the neighborhood scientists / researchers and shipyard workers. Central to the development is the support of the active dry dock ship-repair business and the continued presence of the maritime industry in the Eastern Seaport.

This unified and dynamic hub is at the key juncture of Boston and Cambridge, bringing together 6 Bunker Hill, 440 Rutherford Avenue and 420 Rutherford Avenue. 440 Rutherford Avenue will be transformed to 56,000 RSF of lab-ready space, delivering Q1 2023. 420 Rutherford Avenue, a new purpose-built lab, will provide 111,000 RSF across three floors, delivering Q3 2023.
